GURGAON: While the operation of the Sohna-Dausa stretch of Delhi-Mumbai Expressway is expected to give a major boost to economic development of the entire region, the realtors are hoping that the better connectivity will ultimately put Gurgaon’s real estate belts at the apex of development and end-user demand.Delhi-Mumbai Expressway: PM Narendra Modi inaugurates 246-km Delhi-Dausa-Lalsot stretchApart from establishing seamless connectivity primarily with Jaipur in roughly two hours, the expressway will also connect Gurgaon with states like Gujarat, Maharashtra and Madhya Pradesh. The city-based developers and real estate experts are upbeat hoping the connectivity will ramp up the real estate fortunes of Gurgaon housing markets.Arvind Rai, director, Valuation Services, Colliers India, said “The operationalization of the Gurgaon-Dausa stretch of the Delhi-Mumbai Expressway this month, which will further be extended to Mumbai later on, can potentially change the landscape of Sohna Town. It will not only reduce the commute time but will also give the required impetus to various economic drivers like industries, warehousing and logistics which in turn will generate demand drivers for residential, commercial, and retail sectors. The Gurgaon–Dausa stretch passing through Sohna can potentially change the growth nodes of Gurgaon. It will not be surprising if Sohna emerges as the most significant satellite town of Gurgaon”.Ankit Kansal, MD, 360 Realtors, said the inauguration of the Sohna-Dausa stretch will not just mark the beginning of the first leg of the Delhi-Mumbai Expressway but will chronicle a new era of economic development, real estate, and commercial progress in the regions of Haryana and Rajasthan. “It will connect the industrial sectors in Sohna-Faridabad with Jaipur and with commercial capital Mumbai in the longer run. This will naturally translate into increased economic growth and prosperity. There should be increased investments in labor-intensive industries such as textile, apparel, home utilities, consumer goods, packaged food, agribusiness, etc,” he said.Sanju Bhadana, MD, 4S Developers, said “In the long run, it will connect the industrial areas of Sohna-Faridabad with Jaipur and, eventually, with Mumbai’s commercial hub, boosting the region’s real estate. This will inevitably lead to higher economic growth and wealth with increased visibility of projects inviting massive investments from buyers.”Ashwani Kumar, Pyramid Infratech, says, “The Sohna-Dausa corridor will act as a distilling factor, accentuating Gurgaon’s potential real estate growth, which has already recorded the top-most housing sales across NCR last year. The Delhi-Mumbai industrial corridor, the Global City project, and the opening of the Sohna-Dausa stretch will cumulatively ramp up the real estate fortunes of Gurugram housing markets, he said. Amarjit Bakshi, CMD, Central Park, said “It is a significant development with the power to transform Sohna and its neighbouring economic hubs by stimulating business and commercial activities and bringing about promising benefits for all. The government’s other game-changing infrastructure developments in the region like the Gurgaon-Sohna Expressway, KMP Expressway, freight corridor, Orbital Rail Corridor, connectivity to the proposed Jewar International Airport, and easy access to the operational IGI airport etc. will be Sohna’s moment of glory.”
